Weekly Status Update
We’re excited to share that the project at the M Building is off to a productive start.
Here’s what has been accomplished so far:
Next Week's Schedule
The contractor will continue with the demolition phase and is scheduled to remove the siding and sheathing on the building.
IMPORTANT – DECK ACCESS OFF LIMITS
This is an important reminder that the rear decks of the M Building have been removed as part of the ongoing construction project.
We kindly ask that you notify any renters or guests staying at your property about the absence of rear decks. Additionally, please ensure that all sliding glass doors leading to the rear are locked and secured from the inside for safety purposes.

Weekly Status Update
The contractor has begun removing the sliding glass doors and addressing rotted areas around the openings, starting with unit M118 and progressing upward. These openings have been covered with plywood for security, and the remainder of the building has been wrapped in plastic for additional protection.

Work will continue with the 17 stacks and proceed sequentially from there.
IMPORTANT – DECK ACCESS OFF LIMITS
As previously stated, as part of the ongoing construction, the rear decks of the M Building have been removed. Eventually, all openings will be covered with plywood. For safety reasons, please notify any renters or guests that the rear decks are unavailable and ensure that all sliding glass doors leading to the rear are locked and secured from the inside.
Additionally, if you allow anyone to occupy the unit during construction, you, as the owner, assume full liability. With the windows and sliding doors covered and balconies removed, the rear openings are completely blocked, posing a significant safety risk in the event of a fire. Please carefully consider this risk before permitting anyone access to your unit.
Weekly Status Update
The contractor is making good progress with the replacement of damaged framing along the rear of the building. The window removal, sliding door removal, and framing repairs have been completed and are awaiting inspection at M118, M218, M318, M117, M217, M317, M116, M216, and M316. Repairs are underway at M115, M215, M114, and M214.
Next Week’s Schedule
The contractor plans to complete the remainder of the framing repairs along the rear of the building. Once complete the structural engineer will perform an onsite visit to inspect the work prior to the new sheathing being installed. We expect the engineer onsite next week to perform an inspection of the repaired framing.

The engineers will be onsite early next week to inspect the strapping and framing repairs. After that inspection, if all goes well, the contractor will begin to install the new sheathing on the ocean-side wall.

However, depending on factors such as weather conditions and material availability, the work may extend into the following week. This phase is crucial in preparing the structure for the next steps in the construction process.

The contractor has completed the installation of the flashing strips on the new sheathing. The waterproofing company has finished the waterproofing process for units M118, 218, and 318. The first phase of the waterproofing has now begun on the remainder of the building.

If all goes well with the inspection, there is a possibility that new deck framing will begin to take shape toward the end of the week.

Weekly Status UpdateThe contractor has completed the waterproofing on the rear sheathing of the M building, and earlier this week, the waterproofing consultant and architect were on-site to review the work. Following their inspection, the contractor has now begun construction of the new decks.
While the photos may not fully capture the extent of the work, the waterproofing process was a multi-step application, resulting in a thick, rubberized membrane that now coats the rear of the building, providing a durable seal.
Next Week’s Schedule
The door installer is scheduled to be onsite this upcoming Tuesday to install the first sliding door. This installation will take place with both the waterproofing consultant and architect on-site to ensure that the flashing is installed per the manufacturer’s specifications. Since this process involves a similar approach to the rear rubberized membrane, extra attention will be given to ensure a proper waterproof seal to the building.
At this time, it has not been determined if any additional doors or windows will be installed next week. However, the contractor will continue framing the new decks, with the majority of the second-floor deck framing expected to be completed by the end of next week.

Weekly Status UpdateThe contractor has framed the privacy walls on the decks and has been busy installing brackets and structural screws on the deck framing.
The window and door installer was back on-site Friday to begin installing more doors. The doors at M118, 218, and 318 will be installed by the end of the day Friday.
Next Week’s Schedule
The door installers will be onsite next week to install the sliding doors. Weather permitting, all sliding doors will be installed by Tuesday, April 8th.
