The interior work in all phases of the project is complete. The engineering firm overseeing the project was on site Thursday to compile punch list items for the contractor to address. The punch list items consist of exterior painting and cleanup around all phases of the project. The punch list was started on Friday, April 14th, we expect the work to be completed by the end of the day on Wednesday, April 19th. The engineering firm will come back to confirm all punch list work is complete at the end of the week. If you have renters or guests please make sure they are aware that painters will be working on the exterior of the building.
We are happy to announce that we are nearing the completion of the siding and window replacement project! We appreciate everyone’s patience and cooperation. While we have had a few hiccups, which are expected with a construction project of this size, we are pleased to report as of today, we are a month and a half ahead of schedule. Unfortunately, the contractor will not be 100 complete by the end of today; however, we have come a long way and are nearing completion.

Phase III (M113, M213, M313)
All windows have been installed. The contractor is expected to have all exterior siding and trim installed by the end of the week, weather permitting. Interior repairs are underway and the goal is to have the painters finished by the end of the day Friday. If they are unable to have the interior painting completed by the end of the day Friday, they will be finished by the end of the day on Monday. A crew will be painting the exterior siding next week.
Phase IV (L112, L212, L312)
The siding has been painted. There are still a few areas the painters will need to touch up. The painting in this area will be completed this week.

The painters have finished the exterior painting. This phase of the project is complete.
Phase III (M113, M213, M313)
The contractor is beginning to install new siding on the parking lot side of the building. They have been working on replacing the bay windows on the end wall. By the end of the day Friday, the contractor expects all bay windows will be installed.
Phase IV (L112, L212, L312)
The siding has been primed and the painters have been caulking the trim and prepping the wall for paint. The interior repairs are complete with a few exceptions. Owners in this phase were contacted today and notified of any remaining interior work.
NEXT WEEK'S SCHEDULE
Phase III (M113, M213, M313)
The contractors will replace the bathroom windows on the end wall and will continue with the installation of new window trim and siding. The painters will be working behind the contractor, painting the new siding. Interior repairs will begin in these units on Monday. If all goes smoothly, the interior work should be completed by the end of the week. It will be very close, but there is a possibility that all work is completed in this phase by the end of next week.
Phase IV (L112, L212, L312)
We expect all exterior siding and paint will be complete in this phase by the middle of next week.

Below is an update on the siding and window replacement project.
Phase II (M118, M218, M318)
The contractor has finished the interior repairs. The exterior painting is the only work that is left in this phase. The afternoon showers Monday and Tuesday have delayed the painting. Weather permitting, the painting will be completed this week.
Phase III (M113, M213, M313)
The contractor installed new sheathing on the parking lot side as well as the bedroom windows. They will begin replacing the bathroom and bay windows on the end wall on Wednesday. We expect work to be complete in this phase by April 7th but the schedule could be extended due to the afternoon showers we have experienced so far this week.
Phase IV (L112, L212, L312)
The contractor has continued to install new siding on the end wall. The dining room windows will have exterior trim installed and new siding this week. All siding should be complete by the end of the week. Weather permitting, the painting should also be completed by the weekend. The interior repairs should be complete in these villas by the end of this week.

The contractors had another productive week.
Phase I (L101, L201, L301)
The exterior portion of the project is complete. We are still waiting on access to a few of these units for the final inspection of the interior.
Phase II (M118, M218, M318)
The contractor has completed the installation of all siding around these villas. The drywall and painting crew will be finished with the interior work by the end of the day today, March 24th.
Phase III (M113, M213, M313)
The contractor has resumed work on the parking lot side of the building. They have removed the sheathing, repaired the rot, and started to install new sheathing on this wall.
Phase IV (L112, L212, L312)The contractor has replaced all rot along the exterior wall. The structural engineer inspected the wall and the contractor has installed all sheathing, installed all windows, and has started to install window trim. The drywall and painting crew have started on interior repairs.
NEXT WEEK'S SCHEDULE
Phase II (M118, M218, M318)
The contractor will be painting the exterior siding and cleaning off the new windows. We expect all work to be complete at this phase next week.
Phase III (M113, M213, M313)
The contractor will need access to the first and second-floor villas on Monday to install the parking lot bedroom windows. They will need access to the third-floor villa on Tuesday to begin replacing windows. Each unit has a total of 6 windows that need to be replaced, drywall work completed, then paint. We do not expect work to be finished in these three villas until Friday, April 7th.
Phase IV (L112, L212, L312)
The contractor will have the exterior siding complete and painted by the end of next week. We anticipate all interior repairs will be completed in this phase as well.

Phase I (units L101, L201, L301)
Waiting for the final inspection. All exterior work is complete.
Phase II (Units M118, 218, 318)
The siding has been installed on the exterior of both bedroom windows. The trim has been installed around the bathroom window on the gable, and the contractor has started to install trim on the bay windows. The exterior siding should be complete by the end of this week. The painters are installing drywall around the new windows and beginning to paint. All interior work in these three units is expected to be completed by the end of the week.
Phase III (Units M113, M213, M313)
The contractor will move back to these units on Wednesday to begin removing the sheathing on the parking lot side of the building. They may need to begin accessing these units as early as Friday of this week. The timing could vary depending on what is uncovered when the sheathing is removed.
Phase IV (Units L112, L212, L312)
The contractor has repaired the rot and will have the majority of the new sheathing installed on the first portion of this section today. All windows and sheathing are expected to be installed by the end of the week.

Phase II: Weekly Status Update (M118, M218, M318)The contractors have installed siding on the parking lot side of the building and the painters have begun to paint this wall. All windows have been installed on the end wall, and the contractor has started to install trim around the new windows. The drywall crew has started the installation of the new drywall around the new windows.
Phase II: Next Week's ScheduleThe contractors will finish the installation of trim and siding on the end wall, and the painters will have the new siding painted. The drywall crew will be working inside all three of these villas next week. The interior repairs are currently on track to be completed by Wednesday of next week.
Phase III: (M113, M213, M313) The contractor will shift back to working at these villas starting on Wednesday, March 22nd. They will need to remove the sheathing on the parking lot side of the building and inspect for rot. The installation of the new windows on the end wall will likely not begin until the week of March 27th.
Phase IV: Weekly Status Update (L112, L212, L312)The contractors have removed the majority of the siding at this location. They have repaired the rot located around the first floor.
Phase IV: Next Weeks Schedule
The contractor will remove the remainder of the siding, install sheathing and hopefully have the windows installed. There are still a lot of unknowns at this location. This end wall could take 1-2 more weeks to complete.

The contractor made progress this week on the siding and window replacement project. Please read the update carefully, as there has been a recent update to the schedule.
Phase I: Weekly Status Update (L101, L201, L301)
The contractor has almost finished the installation of the new siding at this location. A photo from today is attached.
Phase I: Next Week's Schedule
The contractor will finish the installation of the siding at this location as well as all interior repairs. The painting will not start on the exterior until the rest of the siding in all phases is completed.
Phase II: Weekly Status Update (M118, M218, M318)
The contractor has installed the sheathing on the exterior and had it inspected. The new parking lot windows in M118 and M218 have been installed.
Phase II: Next Week's Schedule
The contractor plans to have all windows on the end wall installed at M118, 218, and 318 by the end of the week, weather permitting.
Phase III: (M113, M213, M313)
Due to the number of renters occupying these units, the work has been delayed a week. The window replacement at this location will now begin the week of March 20th.
Phase IV: (L112, L212, L312)
Work is scheduled to begin at this location next week. The contractor will begin to remove the siding as early as Monday, March 13th. Work is expected to take two weeks at this location but the timeline could vary depending on what is uncovered when the siding is removed.
The contractor plans to have additional crews onsite next week to help expedite the construction project.

The contractor removed all the siding and sheathing in this area this week. The structural engineer inspected the framing and the contractor began reinstalling the sheathing on the parking lot side bedroom wall.
Phase II - Next Week's ScheduleThe contractor will finish installing the sheathing by the end of the day Tuesday. They may begin to install parking lot bedroom windows as early as Tuesday of next week.
Phase III (M113, M213, M313)
In an effort to make the most of their time, the contractor began to remove siding at this location, as they waited on the engineer to inspect the framing in Phase II. We do not expect any further work to take place at this location until the week of March 13th.
Phase IV (L112, L212, L312)
We are still waiting on a firm start date for this location, but we expect it to be closer to the end of March. Timing will depend on what is uncovered when the sheathing is removed from Phase III.

The Engineering Firm, Contractor, Members of the Board of Directors, and CRA Management met onsite yesterday, February 16th, to perform a preconstruction walkthrough of the siding and window replacement project (Phase I HIBH Project). This project has four individual phases.
PHASE 1
The start date for the project’s first phase is this upcoming Wednesday, February 22nd. The Contractor will begin with replacing the siding and bedroom window at L101, L201, and L301. This portion of the project is expected to take three weeks.
PHASE 2
The project’s next phase will be replacing windows on the end wall at M118, M218, and M318. The Contractor will also be replacing the siding and windows at the parking lot side bedroom. This work is expected to take 3-4 weeks to complete.
PHASE 3
The third phase will be the same scope of work as Phase 2 but consist of the units M113, M213, and M313. This work is expected to take 3-4 weeks to complete.
PHASE 4
The final phase is the replacement of the siding, bedroom window, bathroom window, and kitchen windows in L112, L212, and L312. This work is expected to take 4-5 weeks.
IMPORTANT INFORMATION FOR EACH VILLA OWNER AFFECTED BY THE WORK
All phases of the work will require contractor access inside your villa. The Contractor will need access before work begins to inspect the interior for documentation purposes and during the project.
Due to the nature of the work being performed, we encourage owners to ensure their villas are vacant, while work is performed due to potential liability concerns. Each Villa Owner is responsible for removing all artwork, wall hangings, or other items from the walls affected by the construction and providing a clear working radius from the wall affected by the work. All items should be removed from this 5-foot working radius. The bedroom windows will be replaced with a window that meets the South Carolina Egress Codes. This means the window opening may need to be modified.
As with all construction and improvement projects, variables arise; therefore, please note that the construction schedule may alter.
Attached is a photo showing the location at L101, 201, and 301, where the Contractor will begin work next week. We will be sending weekly updates as work progresses.
