uPDATE #12 - APRIL 4, 2025

 Weekly Status Update

The contractor has been busy installing the new deck boards and additional flashing around the new decks and privacy walls. The painters have put the first coat of sealer on the deck framing and are in the process of putting on the second coat. 

The door installers were back onsite this week and have installed half of the sliding doors. 

Next Week’s Schedule

The door installers will be back onsite next week and should have the remainder of the doors installed near the end of next week, weather permitting. 

The contractor will continue to install the new deck boards. 

The painters will continue to put the second coat of sealer on the deck framing.

We are getting close to seeing siding and trim on the building and anticipate that portion of the work to begin the week of April 14th. 

IMPORTANT – DECK ACCESS OFF LIMITS

As previously stated, as part of the ongoing construction, the rear decks of the M Building are off-limits. As the contractor continues to install sliding doors please make sure that the doors remain shut. Please make sure the sliding glass door openings remain accessible for the contractor. Do not place any furniture in front of the plywood door openings keeping the 5 foot clearance. 


For safety reasons, please notify any renters or guests that the rear decks are unavailable. Please do not try to remove or tamper with the plywood over the door openings. Note, the construction will affect the units and may be unpleasant for anyone staying at the property. Please carefully consider this before allowing guests in your unit. 


If your sliding door has been installed please keep the door shut so no one walks out onto the deck. All decks are to remain strictly off-limits until the work is complete
If you choose to allow guests or any other individuals to access your unit during the construction phase of the project, please be advised that you, as the unit owner, assume full responsibility for their safety and any injuries that may occur. The Association and its agents are not liable for any accidents, injuries, or damages sustained by your guests or occupants during this time.

    uPDATE #13 - APRIL 11, 2025

     Weekly Status Update

    The contractor installed the fascia and soffit this week. They have started to install the post for the new porch handrails.

    The door installers have completed the installation of all windows and sliding glass doors. They are working on completing the final waterproofing application on the privacy walls and around the windows and doors. 

    Next Week’s Schedule

    The waterproofing consultant will be onsite early next week to perform the water test. 

    The contractor will continue to install the handrail posts. There is a chance we may start to see trim and siding on the walls toward the end of next week.

      uPDATE #14 - APRIL 18, 2025

       Weekly Status Update

      The contractor has had a productive week. The trim and flashing around the windows and doors was installed. Following the installation of trim and flashing the waterproofing company was back onsite applying the liquid waterproofing material on top of the flashing. 
      The siding crew has started to install siding on the exterior walls and privacy walls.


      Next Week’s Schedule

      The contractor will continue installing the siding. The siding installation will be nearing completion toward the end of next week.


      Interior repairs will begin once the siding is installed. 

      There is a chance painters will be onsite toward the end of next week, beginning to prep the siding and trim for paint.

        uPDATE #15 - APRIL 25, 2025

         Weekly Status Update

        The contractor had another good week.


        The siding and trim were completed this week, and the contractor is almost halfway through installing the new handrails and pickets on the porches.
        The painters were onsite this week and have the first coat of paint on the building. The painters are working behind the contractor and are starting to stain the new handrails and pickets.


        Interior repairs started this week. The drywall crew has installed the new drywall in all units except one due to a renter being at the villa. The first coat of drywall mud was installed today, Friday, April 25th. The contractor will not access a villa with a renter staying in the unit. It is important that the contractors have access to complete the work. 

        Next Week’s Schedule

        The contractor will be onsite Saturday, April 26th. They will continue with installing the new porch handrails and pickets. 

        Interior drywall repairs will continue and we should see the trim crew start to install new interior trim. 


        Interior Repairs and Cleaning Reminder

        Interior repairs will create dust and general construction debris inside the villas. While the contractor will do their best to clean up during the process, we strongly encourage owners to notify their housekeepers to plan for an interior cleaning once the project is fully complete.
