L Building construction project Update 1

Weekly Status Update

We’re excited to share that the project at the L Building is underway, and the contractor has made progress this week.

Here’s what has been accomplished so far:

Construction fencing has been installed around the jobsite

The interior of units have been photographed, with the exception of a few units where we have communicated with the owners regarding access issues.

Several crews of workers are on-site working on the demolition of the decks and siding. The demo started on both ends of the building, with the crews working toward the middle.


Next Week's Schedule
The contractor will continue with the demolition phase. The contractors plan to work on Saturday for a portion of the day. The removal of the remaining decks and siding is expected to be completed next week.

This is an important reminder that the rear decks of the L Building have been removed or will be removed in the coming days as part of the construction project.

For everyone’s safety, please ensure that all sliding glass doors leading to the rear remain locked throughout the construction period. If you have renters or guests occupying your villa, we kindly ask that you notify them of the absence of rear decks and the importance of keeping these doors secured from the inside.


Should you choose to occupy your unit or allow guests to do so during the construction period, you assume full responsibility and liability for their safety. L Building construction project Update 2 11.14.25

 Weekly Status Update


Even with a short week due to the observance of Veterans Day and with no construction permitted on the Island on Tuesday, the contractor still made great progress.  


Here’s what has been accomplished so far:


  • All decks and siding have been removed from the rear of the building as of the end of the day on Friday.
  • The exterior rear wall has been securely covered in plastic to prevent any water intrusion over the weekend. 


Next Week's Schedule 

Next week, the contractor will begin removing the existing windows and sliding doors, covering the openings with plywood, and preparing the rough openings for the new windows and doors.

Plywood will remain over the window and door rough openings until the engineer inspects the framing and the new sheathing is installed. This work will be completed in sections. The contractor will begin on the side of the building farthest from the beach and work toward the villas closest to the beach.   

We expect the contractor to be working at units 112, 212, 312, 111, 211, 311, 110, 210, 310, 109, 209, and 309 next week.

November 14, 2025

L Building construction project Update 3 11.21.25

 Weekly Status Update


The contractor made good progress this week, removing the existing windows and doors and reframing the rough openings for the new windows and preparing the rough openings for the new sliding doors. The following units have had their windows and doors removed, and the new rough openings have been completed: L112, L212, L312, L111, L211, L311, L110, L210, L310, L109, L209, L309, L108, L208, L308, L107, L207, L307, L106, L206, L306.


The contractors will also be working on Saturday and plans to remove the windows and doors in the following units: L105, L205, L305, L104, L204, L304.


Next Week's Schedule


On Monday, the structural engineer will be on-site to inspect the framing in the units that were completed this week. If all goes well with the inspection, the contractor will begin installing the new sheathing after the inspection on Monday.

The contractor will also be removing the windows and doors at the following units on Monday and Tuesday: L103, L203, L303, L102, L202, L302, L101, L201, L301.


Plywood will remain over the windows and doors openings until the new windows and doors are installed.

November 21, 2025

L Building construction project Update 4 11.26.25

  Weekly Status Update


The following units were inspected by the structural engineer and were approved to have the sheathing installed: L112, L212, L312, L111, L211, L311, L110, L210, L310, L109, L209, L309. The contractor has begun installing new permanent sheathing at these units and will be complete or very close to complete by the end of today, installing new sheathing at units L112, L212, L312, L111, L211, and L311.


The following units have not had the windows and doors removed yet: L101, L201, L301, L102, L202, L302, L103, L203, L303. The current plan is to catch up with sheathing installation on the inspected units before removing the remaining windows and doors. 

The contractor will not be working the remainder of the week. 


Next Week's Schedule


On Monday, December 1st, the contractor will resume installing new sheathing at units that have been inspected. The engineer is tentatively scheduled to be back onsite next Tuesday to inspect units L108, L208, L308, L107, L207, L307, L106, L206, L306, L105, L205, L305, L104, L204, L304. There is a good chance that the contractor begins to install sheathing on these units toward the middle-end of next week.

L Building construction project Update 5 12.5.2025

 Weekly Status Update


The following units were inspected by the structural engineer and were approved to have the sheathing installed: L106, 206, 306, 107, 207, 307, 108, 208, 308. The contractor has begun installing new permanent sheathing at these units and should be done by the end of the day on Monday. 


Next Week's Schedule

The contractor will coninue installing sheathing at L106, 206, 306, 107, 207, 307, 108, 208, 308. The contractor will begin to prepare the sheathing for the waterproofing company at L112, L212, L312, L111, L211, L311, L110, L210, L310, L109, L209, L309. 

The following units have not had the windows and doors removed yet: L101, L201, L301, L102, L202, L302, L103, L203, L303. These units could be started toward the end of next week, weather permitting.

L Building construction project Update 6 12.12.2025

  Weekly Status Update


The flashing, waterproofing, and windows at units L112, L212, L312, L111, L211, and L311. Units L110, L210, and L310 are being waterproofed and flashed today, Friday. The contractor has continued installing sheathing and prepping the building for the waterproofing/ window installation company. 


Next Week's Schedule

The architect and the waterproofing consulting company will be on-site as the first sliding door is installed next week. They will continue with waterproofing and installing windows and doors next week. 

The contractor is going to wait to remove the windows at L101, L201, L301, L102, L202, L302, L103, L203, L303 until the sheathing, waterproofing, and windows are installed at units L106, 206, and 306.

L Building construction project Update 7 12.19.2025

 Weekly Status UpdateDue to the weather on Monday, the waterproof consultant was rescheduled for Wednesday. The consultant tested the installation of a few windows and oversaw the installation of the first sliding door. The sheathing nailing inspection with Beaufort County was completed on Thursday at units L108, 208, 308, 107, 207, 307, 106, 206, and 306. Now that the sheathing inspection is complete, the contractor began prepping these units for waterproofing. 
Doors have been installed at 112, 312, and 111. By the end of the day today (Friday), doors should also be installed at 212 and 211. 


Next Week's Schedule

The contractor will continue to prep the sheathing at L108, 208, 308, 107, 207, 307, 106, 206, and 306 for waterproofing. 

The door installers will continue with the installation of windows and doors, and should have the "first phase" of windows and doors installed through L109, 209, and 309. Weather permitting, they may begin to install the waterproofing and windows at units L108, 208, and 308.

L Building construction project Update 8 12.24.2025

 Weekly Status UpdateIt is a short week, but the contractors were able to make some progress. The doors and windows were installed at L110, 210,  and 310. One window was installed at L109, 209, and 309. 


The sheathing was prepped for waterproofing at L108, 208, 308, 107, 207, 307, 106, 206, 306.
Deck framing has started at L112, L111, and L110. 


Next Week's Schedule

Next week is another short work week, and the window and door installers will not return to the site until January 5th. In the meantime, the contractor will be back on-site next week to complete framing repairs at units L105, L205, L305, L104, L204, and L304.  Depending on the structural engineer’s availability, they will attempt to have the framing at these units inspected next week; however, this is pending confirmation from the engineer. 


The contractor is also planning to continue framing the new decks.

L Building construction project Update 9 01.9.2026

Weekly Status UpdateThe installation of windows was completed in L109, 209, 309, 108, 208, 308, 107, 207, and 307. The waterproofing at these units has also been completed. The contractor has removed the remainder of the windows and doors, completed framing repairs, and installed new sheathing. They are well underway with prepping the sheathing for the waterproofing company.
The framing of decks is well underway, and framing has started at L112, 212, 312, 111, 211, 311, 110, 210, 310, and 109. 


Next Week's Schedule

Next week, the contractor will continue prepping the sheathing for the waterproofing company and framing decks. The window installer will continue installing windows and waterproofing the sheathing next week.

Weekly Status Update
Deck framing has continued to progress; they have deck framed or partially framed from the L112 stack of decks through the L104 stack of decks. Following behind the deck framing crew are the painters. The majority of the new deck framing has been prepped and nail holes filled. The painters have stained the deck framing at the L112, L111, L110, and L109 stacks of decks. 
Next Week's Schedule
The framing crew will continue to frame the remainder of the decks, and the painters will continue to stain the deck framing. 

The door installers will be back on the island mid-week to resume sliding door installations

Weekly Status Update


The contractor continued with the deck framing, and the flooring for the decks have been framed. The painters should have all decks prepped, primed, and painted by the end of the day Friday. The window and door installer was back oniste this week and have continued with installing sliding doors. Sliding doors from the stack of decks at L112 to L107 have been installed.


Next Week's Schedule


The contractor will continue framing, and there is a chance that the installation of the new deck boards will begin next week.

The door installers will be back on the island next week. They hope to get the remaining doors installed by the end of the week.
